Uptown Condo to Convert to Apartments

The Quad Apartments in 1st WardThe Centro Cityworks 184-unit development called Quarterside will be converted to apartments. Located in the First Ward of Uptown on the corner of 7th and McDowell, this brand new development was constructed as condos but will be leased out to and managed by Crosland LLC, The community, which was announced 30 months ago, was initially developed as condominiums but the changing economony and the financial markets prevented the development from closing the units as condos.

The developers are optimistic about improvement of the Charlotte market and plan on riding out the current economy through renting out the buildings until the economy shifts. Quarterside is comprised of three buildings: The Quad, The Ledge and The Row. The buildings feature one- and two-bedroom garden and townhome residences built around a courtyard situated atop an enclosed parking deck.
 

Located within the First Ward district on Seventh Street, Quarterside features retail space on the entry level of each building. Centro Cityworks envisioned the retail space to be an amenity for all of First Ward, including a corner pub, a dry cleaner, a sandwich shop, convenience store, a hair salon/barbershop, art gallery and fitness gym.
 

Quarterside offers loft-style, spacious living complete with courtyard areas and pool terrace.  This community is within walking distance of Time Warner Cable Arena, Lynx light rail, and the upscale restaurants and nightlife of uptown Charlotte. Quarterside also offers short-term and flexible lease terms as well as 24-hour maintenance.
 

The residences feature 10-foot ceilings, hardwood and cork floors, and ceramic tile bathroom floors and shower surrounds. Ready for immediate move-in, the units also offer granite countertops, stainless-steel appliances and floor-to-ceiling windows. Twenty-four apartments offer rooftop terraces. One unit design is specially created for pet lovers featuring an elevated micro office over a cozy dog or cat retreat, with space for a water bowl recessed into the wall. The apartments range from 525 to 1,363 square feet, and rental rates range from $785 to more than $2,000. 
 

Crosland currently owns and manages two other multifamily projects in the uptown area, Alpha Mill and The Arbors. Crosland’s residential division specializes in the operation and management of affordable and market-rate apartment communities. The residential management team has a combined 75 years of experience in multifamily real estate. The residential division currently operates and manages 5,611 multifamily units in more than 30 market rate and affordable apartment communities, of which 2,309 units are third-party managed.
